What is the MLS (Multiple Listing Service)?
The Multiple Listing Service (MLS) is a computerized list of ALL PROPERTIES offered for sale by real estate brokerages in your area. The MLS is exclusive to Realtors. The MLS is the primary tool used by Realtors to find homes for their buyers, and for most Realtors, it is the only tool they need to find the right home. Realtors search the MLS daily to find potential matches for their buyers.
The MLS provides the biggest marketing advantage in selling houses. This kind of exposure to Realtors and their buyers is not available anywhere else. You maximize your chances of selling your property quicker and at a better price when it is listed on the MLS.
Being listed on the Realtors MLS enables you to take advantage of the power of thousands of Realtors in your area.
What is a Flat Fee Listing?
Instead of providing real estate services for a percentage of your selling price, a real estate brokerage charges a fixed price for specific real estate services. As an example, with our popular FLAT FEE LISTING programs, we provide excellent advertising exposure through the Realtor's MLS as well as listing maintenance assistance, real estate forms, and much more.
Will my home appear on MLS affiliate web sites too?
Yes. All of our listings are IDX (Internet Data Exchange) enabled. Once you list on the MLS, your listing will automatically download to all MLS affiliate sites. A brief list of those sites is available on our "Home" page.
With your Flat Fee Listing, do I still have to pay a "buyer’s" broker?
The Realtor's MLS requires that a commission be offered to a buyer’s broker. However, the commission amount offered is your choice. Any Realtor bringing a buyer who successfully closes on the sale of your property will be due the "buyer’s" broker commission. The buyer's broker commission will be displayed on the Realtor's MLS. It is not stated on affiliate sites.
If the buyer does not have broker, will I still have to pay a "buyers" broker commission?
No. The buyer's broker commission is only applicable if you accept an offer that was written and presented by a buyer's broker.
Do Realtor's contact you or me for showings?
You are listed on the MLS as the appointment contact. Realtors will contact you directly to arrange showings.
Do buyers contact you or me for a showing?
While many flat fee companies use the flat fee listing structure to "steal" your buyers, you can rest assured knowing that with Fidelity Realty, ALL BUYER CALLS that come through our office are directed to straight to you. Any calls that may come through our office with relation to your listing are automatically forwarded straight to you.
After I enter my listing, how long will it take my listing to post on the MLS?
Your listing will appear on the Realtor's MLS within 24 Hours GUARANTEED! Your listing will appear on MLS subsidiary and affiliate sites within 2 to 3 business days.
How long is the listing period?
Your listing period is for 1 year with a right to cancel the listing at any time for any reason.
Is my listing posted on the MLS under a "For Sale By Owner" status?
No. ALL LISTINGS ON THE MLS HAVE LISTING BROKERS. There is no exception. However, our listing agreement allows you to have complete freedom and control over your listing. Our listing is refered to as a "Limited Service" or "Entry Only" listing because YOU handle your own offer negotiations and details, and YOU are the appointment contact on the MLS.
How do I make changes to my listing?
Make changes to your listing at any time by logging in to your VIRTUAL ON-LINE ACCOUNT. Due to certain legal issues, we are unable to make changes to your listing over the phone. Once you log in to your account, you can accomplish your desired change easily and hassle free! Unlike other flat fee brokers who ask you to "narrate" your change request, we allow you to edit your actual MLS data. Once you submit your change, please allow 1 business day for your change to appear on the MLS. Please allow 2 to 3 business days for your change to occur on subsidiary and affiliate sites.
Do you have "live" assistance available?
Our "Live Help Desk" is available to answer any and all questions regarding our web site and it's function. They can also answer general questions regarding how the MLS and IDX affiliate sites function and assist you with other technical needs. The "Live Help Desk" is available from 9am to 5pm, Monday through Friday MST.
How do I contact the office manager?
Our office managers are available by email Monday through Friday from 9am to 9pm MST. If you would like to schedule a phone session with one of our managers to discuss advertising issues, general improvement suggestions, employment opportunities, etc... , simply call our office during normal business hours and schedule your phone session.
How do I contact the managing broker?
The most efficient way to contact the managing broker is by email. Emails are usually returned within 2 hours. However, you should allow up to 24 hours for response. If you would like to schedule a phone session with the managing broker, simply call our office during normal business hours and schedule your phone session.
